Gems & Jewellery Park at Ankurhati, Domjur, Howrah

West Bengal Industrial Development Corporation Limited (WBIDC) has set up Gems & Jewellery Park at Ankurhati, Domjur in Howrah district on 5.76 acres plot. The location is easily accessible from Kolkata and has sizeable concentration of skilled and semi-skilled artisans in surrounding are as thereby making the prospect of the project bright.

The Project is strategically located within the prime gold manufacturing cluster of the eastern region making it an enviable property. The project is developed as a combination of Domestic Units and Export Oriented Units. The project has also been envisaged to reap various social and financial benefits.

Gems and Jewellery comprises of 2 (two) nos. SDF Buildings and one (1) no. CFB Building for common facilities.

SDF A Building comprises of G+5 storied having 31 nos. of module with super built up area of 1,28,243.26 sq. ft. and SDF B Building comprises of one G+5 storeyed SDF Building having 48 nos. of module with super built up area of 1,22,403.36 sq. ft. for manufacturing unit. Out of this only 11 module are left in the in SDF A building and 26 modules are left in the SDF B building.

CFB Building having totaled 13 nos. of module for super built up area of 21,149.59 sq. ft. This building is offered for office, bank, IT & ITeS office, restaurant, meeting room, training centre, Hallmarking, engraving etc.. Out of this 1 no. module already booked for hallmarking centre and 3 nos. module were handed over to SPV for Conference hall and Canteen, room for class-room.

At present SDF A and B both building are ready for giving possession and handing-over of possession of modules have been started.

We have offered WBSEDCL a piece of land to construct Sub Station (33/11 KV) to give power to module holders.

The proposed Site for Gems and Jewellery Park is strategically located at Ankurhati, Domjur in Howrah district. The project is located near to the Gems and Jewellery cluster of Domjur and has close proximity to NH-6 and NH-2.


  • Road: Ankurhati has a well-established road link to various cities of West Bengal like Kolkata, Howrah, Kharagpur and Durgapur. It is only 12 km from the Central Business District. The Airport is only 22 km away from the proposed site.
  • Rail: Ankurhati is connected with major nearby town through Santragachi Railway Station, 5 km away from Site. It is connected with other important towns of India by Howrah Station which is only 9 km away.
  • Air: The project ensures seamless transfer of raw materials and end product via Netaji Subhas Chandra Bose International Airport which is connected through NH-6 and Belgharia Expressway.

A. Basic Design of the Park

The Total Park is divided into the following major sections:


  • Standard Design Factory (SDF A / SDF B) Building comprising each individual modules of sizes:

    a. Large - 3014.96 sq. ft./5505.96 sq. ft. / 5068.18 sq ft. (Super Built-up Area)
    b. Medium - 2504.47 sq. ft. / 2534.09 sq ft. (Super Built-up Area)
  • The Administrative and Public Facilities Unit or Common Facilities Building (CFB)
  • Landscaped areas

B. Infrastructural Facilities would be provided

  • Water Supply with treatment plant (Cp: 23,000/- per hour).

Price of modules at Standard Design Factory (SDF) Buildings


  • Total 11 No. Module at SDF A Building and 26 numbers of modules at SDF B Building are being offered on lease as on date.
  • The modules will be allotted on lease hold basis for 99 years.
  • It may be noted that a small variation in the area of modules as mentioned above may occur. The price of the module will be charged accordingly.
  • These modules give maximum flexibility to the investors in designing internal layouts, best suited to their business.
  • Applicant may apply for a single module or multiples thereof.
  • The Lease premium for the modules is Rs. 2825/- per sq. ft.
  • Premium for car Parking space @ Rs. 1 Lakh (One Parking is mandatory) and Security Deposit for Operation and Maintenance @ Rs. 1 Lakh/2 Lakh (depending upon module size) will be charged extra.
  • Over and above the lease premium as mentioned above, the Lessees of the Park shall have to pay annual lease rent to WBIDC and bear the regular monthly expense towards Operation/ Maintenance & Security expenses which to be paid to Ankurhati Gems and Jewellery Manufacturers Welfare Association (SPV).
  • Service connection charge and security deposit towards individual electrical connection need to be borne by the respective module holder.
  • Service connection charge and security deposit towards individual telephone connection need to be borne by the respective module holder.

Price of modules at CFB Buildings

Total 9 numbers of modules (Out of 13 numbers) of different sizes are being offered on lease: (details will be available on Brochure)


  • The modules will be allotted on lease hold basis for 99 years.
  • The Lease premium for the modules is Rs. 3390/- per sq. ft.
  • Premium for car Parking space @ Rs. 1 Lakh (One Parking is mandatory) and Security Deposit for Operation and Maintenance @ Rs. 1 Lakh/2 Lakh (depending upon module size) will be charged extra.
  • Over and above the lease premium as mentioned above, the Lessees of the Park shall have to pay annual lease rent and bear the regular monthly expense towards Operation/ Maintenance & Security expenses.

DOI should be accompanied by

1. Application fee will be adjusted with the total cost of the modules for successful allottes.
2. The application money of the disqualified parties will be returned to them without any interest.
3. A cancellation charge @10% of the total amount deposited by the applicant will be applicable in case the applicant wishes to withdraw from the project after being allotted space in the Park.
4. Payment Terms are as follows:

Early bird discount of 5% will be applicable, if the total amount and premium for Car Parking space is paid within 30 days of issuance of LOI. In case the payment is made after expiry of thirty days no Discount will be applicable. This offer is valid for 60 (sixty) days from the date of issuance of LOI.

The validity of this offer may be extended for a maximum period of another 60 (sixty) days at the discretion of WBIDC on payment of a penal interest @15% p.a. on the lease premium payable.

  • At least 2 years of experience in manufacturing of Gems & Jewellery items.
  • For entities incorporated anytime during the last 2 years, their Promoters / Promoter group must satisfy the criteria outlined in (a) above. Such entities should provide details of their relation with promoter / promoter groups.
